Housing rents in Istanbul have increased rapidly in recent years due to economic fluctuations, high inflation and increasing housing demand. The Bosphorus and some central districts, where luxury housing and central locations are located, have the highest average rents, while developing areas on the outskirts of the city offer more affordable prices. According to Indexa’s February 2025 data, Sarıyer is the most expensive district in Istanbul – with an average monthly rent of around 64,266 TL . It is followed by districts such as Beşiktaş (~59,283 TL) and Kadıköy (~52,745 TL) on the Anatolian side . These districts have high rental demands due to their central locations, luxury housing stock with Bosphorus views and social facilities.
On the other hand, the most affordable districts are located in the outer parts of the city. Esenyurt has one of the lowest average rents in Istanbul, with an average of 16,714 TL . Similarly, in districts such as Arnavutköy (~16,948 TL) , Esenler (~17,400 TL) and Sultangazi (~18,185 TL), the average rents are below 20,000 TL. Although these areas are far from the city center, they have developed in recent years, have a wider housing supply and offer relatively affordable options.

This value means an increase of approximately 47% compared to the previous year and reveals that the Turkish average is also above the minimum wage.
There are striking regional differences in the rental market across Turkey . While large cities and coastal areas have above-average rents, rents are lower in smaller Anatolian provinces. However, due to high inflation in the last two years, rents have reached around 10,000 TL even in the cheapest provinces.
In Which Cities Are the Most Expensive and Cheapest Rents in Türkiye?
The cities with the highest rental prices are generally regions with high quality of life, economic activity and external demand. According to Endeksa data, the cities with the most expensive average rental rates in Turkey are Muğla and Istanbul . Bodrum, especially the favorite of Muğla, is at the top of the list with an average monthly rent of ~25,500 TL . Long-term Bodrum rental villa prices are well above these prices. Istanbul is second with an average rent of approximately 23,373 TL . These two cities are followed by cities such as Antalya, Izmir and Çanakkale . The provinces with the lowest rents in Turkey are generally located in the Eastern and Central Anatolia regions. For example , Muş has the lowest average rent in the country with an average of 7,670 TL . Similarly, in provinces such as Kilis, Kütahya, Burdur and Hakkari , average rents are between 9-10 thousand TL. These amounts are less than a third of the averages in provinces such as Istanbul or Muğla. Therefore, the most suitable cities for tenants are these provinces with smaller populations and relatively limited demand; while the highest rental income potential for investors is seen in provinces such as Muğla, Istanbul and Antalya , where housing demand is the most intense and rent levels are the highest .
